Property

What is BHK?

The number of bedrooms in a home, with a hall and kitchen — a 2 BHK has two bedrooms.

Also known as Bedroom, Hall, Kitchen

BHK stands for Bedroom, Hall, Kitchen and is how Indian homes are described: a 3 BHK has three bedrooms, a living (hall) and a kitchen. Bathrooms and balconies are counted separately.

Variants include 2.5 BHK (a third, smaller room or study) and 1 RK (one room and a kitchen, without a separate hall).

Example

A 2 BHK in Pune

A listing for a 2 BHK in Hinjewadi, Pune, with 680 sq ft carpet area at ₹72 lakh has two bedrooms, one hall and one kitchen, plus two bathrooms and a balcony that the BHK count leaves out. A 2.5 BHK in the same tower might add a 90 sq ft study and sell for about ₹8–10 lakh more; ask the builder which room is the “half”.

Figures are illustrative, not market rates.

Questions about BHK

Does BHK include bathrooms?

No. BHK counts bedrooms, the hall (living room) and the kitchen only. Bathrooms, balconies, utility areas and servant rooms are listed separately, so a 3 BHK can have two, three or four bathrooms. Ask for the floor plan rather than relying on the BHK label to judge how the space is split.

What is the difference between 2 BHK and 2.5 BHK?

A 2.5 BHK has two full bedrooms plus a smaller third room, often used as a study, pooja room or kids’ room. It may lack an attached bathroom or a window large enough to be called a bedroom. Compare carpet area too: a large 2 BHK can be bigger than a compact 2.5 BHK.

Is BHK the same thing as carpet area?

No. BHK tells you how many rooms there are; carpet area tells you how much usable floor there is. Two 2 BHK flats in the same city can differ by 200 sq ft or more, so buyers compare BHK first to shortlist and carpet area to judge value.
