What is Guntha?

One-fortieth of an acre — 1,089 sq ft — used in Maharashtra, Karnataka and Gujarat.

A guntha is 1/40 of an acre: 1,089 square feet or about 101.17 square metres. Land around Pune and Bengaluru is often quoted in guntha.

Example

A plot near Pune

A 5 guntha plot near Pune is 5 × 1,089 = 5,445 sq ft, or 605 square yards. On the 7/12 extract, which records hectare-are, it appears as about 5.06 are (506 square metres). If the seller asks ₹25 lakh per guntha, the plot costs ₹1.25 crore, roughly ₹2,296 per sq ft.

Figures are illustrative, not market rates.

Across India

  • Maharashtra: guntha and acre are used in trade, while the 7/12 extract records area in hectare-are (1 are = 100 sq m, about 0.99 guntha).
  • Karnataka: farm land and layouts around Bengaluru are quoted in acre and guntha; the RTC (pahani) records them.
  • Telangana and Gujarat: guntha is used for agricultural land alongside acres and square yards.

Questions about Guntha

There are 40 guntha in one acre. One guntha is 1,089 sq ft, which is a square of 33 feet by 33 feet or 121 square yards. So 20 guntha is half an acre and 10 guntha is a quarter acre.
