For new projects, the possession date is when the builder hands over the home; RERA registration includes the promised completion timeline. For resale, possession usually follows registration and full payment.
Example
A delayed handover in Noida
A buyer books a 3 BHK in Noida with possession promised for March 2026 in the agreement for sale. If the builder offers possession in December 2026, the buyer can, under section 18 of the RERA Act, either withdraw and claim a refund with interest or stay and claim interest for each month of delay until handover.

Questions about Possession
What can a buyer do if possession is delayed?
Under section 18 of the RERA Act, if the promoter fails to hand over possession as per the agreement, the buyer may withdraw and get the amount paid back with interest, or continue and receive interest for every month of delay. Complaints go to the state RERA authority.
How soon must the buyer take possession?
Section 19(10) of the RERA Act requires the allottee to take physical possession within two months of the occupancy certificate being issued. Delay beyond that can make the buyer liable for maintenance and other charges the agreement sets out.
What should be checked at possession?
Check that the occupancy certificate exists, measure the carpet area against the agreement, inspect fittings and finishes, and get the possession letter with the date. Under section 14(3) of the RERA Act, structural defects reported within five years of possession must be fixed by the promoter.
