Example
A Gurugram quote
A 3 BHK in Gurugram is advertised as 1,700 sq ft super built-up at ₹10,000 per sq ft, or ₹1.7 crore. If its carpet area is 1,190 sq ft, the buyer is paying for about 510 sq ft of lobbies, lifts, clubhouse and corridors shared with every other flat — and the real rate on usable area is about ₹14,286 per sq ft.
Figures are illustrative, not market rates.
Questions about Super built-up area
Can a builder sell on super built-up area after RERA?
For registered projects, section 4(2)(h) of the RERA Act requires the promoter to disclose the carpet area of the apartments for sale, and the state model agreements for sale state the carpet area of the unit. Brochures may still mention super built-up area, so compare prices per square foot of carpet area.
Why do resale listings still quote super built-up area?
Many older flats were sold before 2016 on super built-up area, and owners repeat the figure from their original agreement. Ask the owner for the carpet area or measure it, then compare prices per square foot of carpet so the resale flat can be judged against a new project.
What common areas go into super built-up area?
Typically lobbies, staircases, lifts, corridors, the clubhouse, gym, security rooms and sometimes landscaped areas, each shared in proportion among the flats. The exact list differs by builder, so ask for the breakup when two quotes on the same area look very different.
