What is Cost sheet?

The itemised price of a unit: base price, premiums, charges and taxes.

A cost sheet breaks down the base rate, preferential location charges, floor rise, parking, club and legal charges, deposits and GST, with estimates of stamp duty and registration.

Example

A Noida cost sheet

A 2 BHK of 1,000 sq ft in Noida at a base rate of ₹9,000 per sq ft is ₹90 lakh. Add PLC for park-facing at ₹200 per sq ft (₹2 lakh), floor rise of ₹50 per sq ft for the 8th floor (₹50,000), ₹3 lakh for covered parking and ₹1.5 lakh for club membership. GST is added on the total, and stamp duty and registration are shown separately as estimates.

Figures are illustrative, not market rates.

Questions about Cost sheet

What should a cost sheet include?

The base price, area basis, PLC, floor rise, parking, club and other charges, maintenance deposits, GST and estimates of stamp duty and registration. It should also state the payment plan and an expiry date, because prices in new launches change between phases.

Is GST included in the cost sheet price?

Builders show it differently: some quote “all inclusive”, others add GST as a separate line. Ask which charges carry GST and at what rate, since some items such as deposits may not. Compare offers on the final payable amount, not the base rate.

Why does the total differ from the base price so much?

Because charges like PLC, floor rise, parking, club membership, deposits and taxes sit on top of the base rate. On many projects these add a noticeable share to the base price. That is why buyers should compare complete cost sheets, not advertised rates.
