What is Floor rise?

An extra charge per square foot for each floor above a set level.

Builders often charge more for higher floors, for example a fixed amount per square foot per floor above the fifth. It appears on the cost sheet.

Example

Floor 2 vs floor 14 in Pune

A Pune project charges floor rise of ₹40 per sq ft for every floor above the 4th. A 1,050 sq ft flat on the 14th floor is 10 floors above, so it carries ₹400 per sq ft — ₹4,20,000 more than the same flat on the 4th floor. On the 2nd floor there is no floor rise at all.

Figures are illustrative, not market rates.

Questions about Floor rise

Why do higher floors cost more?

Higher floors usually get better views, more light and air and less street noise, so buyers pay more for them. Builders capture that through floor rise. In some markets, the top floors also carry a separate premium for terrace access or penthouse-style layouts.

Is floor rise charged per floor or as a lump sum?

Usually per square foot per floor above a base floor, but some builders use slabs (for example, one rate for floors 5–10 and another above 10) or a flat amount. The cost sheet should show the method and the floor it starts from.

Are lower floors ever more expensive?

Sometimes. Ground-floor units with private gardens or terraces, or first-floor units in buildings without lifts, can carry their own premium. Families with elderly members may also prefer lower floors. Price lists reflect local demand, not a fixed rule.
