Land units

What is Ground?

A Tamil Nadu land unit of 2,400 sq ft.

In Chennai and the rest of Tamil Nadu, a ground is 2,400 square feet (about 5.5 cents). Plot sizes are often quoted as “1.5 grounds”.

Example

A plot in Chennai

An independent house plot in Velachery, Chennai, advertised as 1.5 grounds is 3,600 sq ft — 400 square yards or about 334 square metres. At ₹1.4 crore per ground, the land costs ₹2.1 crore, about ₹5,833 per sq ft. A builder redeveloping it into flats will quote the flats in square feet, not grounds.

Questions about Ground

How many square feet is one ground in Chennai?

One ground is 2,400 sq ft in Chennai and across Tamil Nadu, which is about 222.97 square metres or 266.7 square yards. Half a ground is 1,200 sq ft, a common plot size in older Chennai layouts.

How many grounds make an acre?

An acre is 43,560 sq ft, so it holds about 18.15 grounds. One ground is about 5.51 cents. Land on the city’s edges is usually quoted in acres or cents, and plots within the city in grounds.

Is the ground used outside Tamil Nadu?

Rarely. It is a Tamil Nadu unit, strongest in Chennai. Neighbouring states use cents, square yards or guntha instead, so a buyer moving between markets should convert everything to square feet before comparing prices.
