Always check which area the rate is based on: a price per square foot of carpet area is higher than one on super built-up area for the same home.
Example
Same flat, two rates
A 2 BHK in Bengaluru is priced at ₹1.1 crore with 1,100 sq ft carpet area and 1,450 sq ft super built-up area. On carpet area the rate is ₹10,000 per sq ft; on super built-up it looks like about ₹7,586. A rival flat advertised at ₹8,500 per sq ft “super” is actually dearer if its loading is higher. Compare on the same area basis.
Figures are illustrative, not market rates.
Questions about Price per square foot
How is price per square foot calculated?
Divide the price by the area. The answer depends on which area you use: carpet, built-up or super built-up. Since carpet area is defined in the RERA Act and disclosed for registered projects, it gives the fairest comparison between flats.
Should charges like parking be included?
For an honest comparison, compare the all-in cost including parking, PLC, floor rise and club charges, divided by carpet area. Two projects with the same base rate can differ a lot once those charges are added.
How do I know the market rate in an area?
Look at recent registered transactions, which some state registration portals publish, along with comparable listings and the government’s circle or ready reckoner rate as a floor. Listing prices show what sellers hope for; registered prices show what buyers paid.
