What is RTC (pahani)?

RTC, or pahani, is Karnataka’s land record for agricultural land, showing the survey number, extent, owner, tenancy, crops grown and any loans or charges on the land.

Also known as Record of Rights, Tenancy and Crops

RTC stands for Record of Rights, Tenancy and Crops. It is maintained under Karnataka’s Bhoomi system and is the starting point for any farmland or converted-land deal around Bengaluru, Mysuru or Hubballi. Telangana uses the word pahani for a similar record.

The RTC shows who holds the land, the area in acres and guntas, the type of land, tenancy rights, and charges such as crop loans. Mutation registers (MR) show how ownership changed over time. For layouts and plots, buyers also check whether the land has been converted to non-agricultural use and whether a khata has been issued.

Like other revenue records, the RTC creates a presumption of title rather than proving it. Lawyers trace the mutation history and the registered deeds behind each entry.

Example

An investor is offered 20 guntas near Devanahalli for ₹1.5 crore as “converted land”. The broker pulls the RTC from Bhoomi. It still shows agricultural use and a crop loan in column 11. The deal waits until the seller produces the conversion order and the loan closure, and the RTC reflects both.

Figures are illustrative, not market rates.

Across India

  • Karnataka: RTC (pahani) under Bhoomi, for agricultural land; urban property uses khata.
  • Telangana: pahani and the 1-B register on the state’s land records portal.

Questions about RTC (pahani)

What is the difference between RTC and khata in Karnataka?

RTC covers agricultural land and is held by the revenue department; khata covers urban property and is held by the municipal body for property tax. Land converted for housing moves from the RTC system to a khata.

Where do I get an RTC copy?

Karnataka’s Bhoomi land records portal lets you view the RTC by district, taluk, hobli, village and survey number. Certified copies come from the taluk office or Bhoomi kiosks.
