Questions about 7/12 extract

What does a 7/12 extract show?

It shows the survey or gat number, the area and its assessment, the names of holders, rights and charges such as loans or tenancy, and the crops grown. Form VII covers rights and Form XII covers cultivation. Together they are the starting point for land due diligence in Maharashtra.

How do I get a 7/12 extract online?

The Maharashtra land records department publishes 7/12 extracts on the Mahabhumi portal, including digitally signed copies that can be used for official purposes. You need the district, taluka, village and survey or gat number. Check that the extract is recent before relying on it.

Is a 7/12 extract proof of ownership?

It is a revenue record, not a title document. It shows who is recorded as holder, but ownership rests on registered deeds and mutation entries. Lawyers read the 7/12 together with the mutation entries (Form VI) and the chain of sale deeds before certifying title.
