Land units

What is Ankanam?

Ankanam is a small land unit used in Andhra Pradesh and Telangana, especially around Tirupati and Nellore. One ankanam is 72 sq ft, which is 8 square yards, and it is mostly used for house sites and small urban plots.

House sites in parts of Andhra Pradesh and Telangana are often quoted in ankanams, while the same region uses square yards for layouts, cents for slightly larger plots and acres or guntha for farmland. A seller may say “40 ankanams” where a layout brochure says 320 square yards.

An ankanam is 72 sq ft, or 8 square yards, about 6.69 square metres. One cent (435.6 sq ft) is 6.05 ankanams, and an acre is 605 ankanams. The value is consistent across the secondary sources we checked, but no state revenue notification was available to confirm it, so check the local measure before relying on it in a deed.

Example

A 30 ankanam house site

A house site near Tirupati is offered as 30 ankanams. That is 30 × 72 = 2,160 sq ft, or 240 square yards, or about 4.96 cents. At an illustrative ₹45,000 per ankanam the plot costs ₹13.5 lakh, which is ₹625 per sq ft.

Figures are illustrative, not market rates.

Across India

  • Secondary sources consistently give 1 ankanam = 72 sq ft = 8 sq yd; no state revenue source confirming it could be reached, so confirm with the local sub-registrar’s office.

Questions about Ankanam

How many ankanams are in a cent?

About 6.05. A cent is 435.6 sq ft and an ankanam is 72 sq ft, so 435.6 ÷ 72 = 6.05. A 5 cent plot is therefore a little over 30 ankanams, about 2,178 sq ft.

How do I convert ankanams to square yards?

Multiply by 8, because one ankanam is 72 sq ft and a square yard is 9 sq ft. So 25 ankanams are 200 square yards, or 1,800 sq ft. Use square feet when comparing with flats or bank valuations.
