Also known as Square yard
One gaj equals one square yard: 9 square feet or about 0.836 square metres. A “200 gaj plot” is 1,800 square feet. The unit is common in Delhi NCR, Rajasthan, Uttar Pradesh and Gujarat (where it’s called a “var”).
Example
A 200 gaj plot in Jaipur
A 200 gaj plot in Jaipur is 200 square yards: 1,800 sq ft or about 167.2 square metres. If the asking rate is ₹45,000 per gaj, the plot costs ₹90 lakh — the same as ₹5,000 per sq ft. Converting to square feet lets the buyer compare it with a builder floor quoted per sq ft.
Figures are illustrative, not market rates.
Across India
- Delhi NCR, Uttar Pradesh and Rajasthan: plot sizes and circle rates are commonly quoted in gaj or square yards.
- Gujarat: the same square yard is called a “var”, so a 150 var plot in Ahmedabad is 1,350 sq ft.
- Andhra Pradesh and Telangana: plots are usually sold in square yards (sometimes “gajam”); the unit is the same 9 sq ft.
Questions about Gaj
How many square feet are in one gaj?
One gaj is one square yard, which is exactly 9 square feet, because a yard is 3 feet. So 100 gaj is 900 sq ft, 250 gaj is 2,250 sq ft and 500 gaj is 4,500 sq ft. In metric terms one gaj is 0.836 square metres.
Is gaj the same in every state?
Yes. Unlike the bigha or katha, a gaj is the square yard everywhere it is used, so it does not change between Delhi, Rajasthan or Uttar Pradesh. What changes is the local name: in Gujarat buyers say “var” for the same unit.
How many gaj make an acre?
An acre is 4,840 square yards, so it holds 4,840 gaj. Half an acre is 2,420 gaj and a quarter acre is 1,210 gaj. Farmhouse plots around Delhi are often quoted in acres while colony plots are in gaj, so this conversion comes up often.
