What is a gaj?
Gaj is the everyday name for a square yard in North Indian plot sales — Delhi, Uttar Pradesh, Uttarakhand, Haryana and Rajasthan. Unlike the bigha, it does not change by state: 1 gaj is 3 ft × 3 ft = 9 sq ft, or 0.8361 sq m.
Plots are usually quoted in round gaj — 50, 100, 200 or 500 — while the floors built on them are quoted in sq ft. Builders and Hyderabad listings often write “sq yd” for the same unit.
Against the local land units, a Delhi biswa is 50.42 gaj and a Delhi bigha 1,008.33 gaj; an acre is 4,840 gaj everywhere.

A 120-gaj plot in Dehradun
A 120-gaj plot is 120 × 9 = 1,080 sq ft, or 100.34 sq m.
At an example asking price of ₹40,000 per gaj, the plot costs ₹48,00,000, which is ₹4,444 per sq ft. Converting the rate lets you compare the plot with a flat priced per sq ft.

Questions
Frequently asked.
Is a gaj the same as a square yard?
Yes. Gaj is the Hindi and Urdu name for a yard, and in property talk it always means a square yard: 9 sq ft or 0.8361 sq m. Sale deeds in Delhi and Uttar Pradesh may write “sq yd” where brokers say gaj; the area is the same.
How many gaj are in a bigha?
It depends on the state's bigha: 3,000 gaj in Uttar Pradesh, 3,025 gaj in Rajasthan (pucca bigha), 1,936 gaj in Gujarat and 1,008.33 gaj in Delhi. Divide the bigha's square feet by 9 for any other state.
How do I turn a price per gaj into a price per sq ft?
Divide the price per gaj by 9, because one gaj holds 9 sq ft. For example ₹54,000 per gaj is ₹6,000 per sq ft. To go the other way, multiply the price per sq ft by 9.
