Reading a MahaRERA number
A newspaper ad for a Pune project shows “MahaRERA No. P521000XXXXX” and the address maharera.maharashtra.gov.in. A buyer enters the number on the MahaRERA site and sees the promoter, the registered phase, its carpet areas and the completion date. If the ad shows a phase the number doesn’t cover, the buyer asks which registration applies.

- Large projects registered in phases carry one registration number per phase, so towers in the same project can have different numbers.

Questions about RERA registration number
How do I verify a RERA registration number?
Search the number on the state RERA authority’s website, such as MahaRERA, UP RERA or RERA Karnataka. Check that the project name, promoter, phase and address match the ad, and that the registration is valid and not revoked or lapsed.
Must the RERA number appear on every advertisement?
Section 11(2) of the RERA Act requires advertisements and prospectuses for a registered project to mention the authority’s website and the project’s registration number. State authorities have issued further directions on placement and size, including for online ads and social media posts.
Does a RERA number expire?
A project registration is valid for the period declared by the promoter for completion and can be extended by the authority. Agent registrations are valid for a fixed term set by state rules and must be renewed. An expired registration should be checked before booking or empanelling an agent.
