Also known as Virtual tour, video site visit
The most common form in India is a live WhatsApp or video call in which the agent walks the flat or sample flat, shows the view from the balcony, the lift lobby and the approach road, and answers questions in real time. Builders add 3D or 360° tours of sample flats and drone footage of the site, which buyers can watch any time.
A virtual visit rarely replaces a physical one for a purchase — most buyers, or a family member, still visit before paying a booking amount — but it filters out mismatches and shortens the shortlist. For rentals, especially for people relocating to Bengaluru, Pune or Hyderabad, a live video walkthrough often leads straight to a token. Record what was shown and the buyer’s reaction on the lead, as with any visit.
Example
An NRI shortlist (illustrative)
A buyer in Singapore is looking for a 3 BHK in Kochi under ₹1.5 Cr. The agent does three live video walkthroughs over a week, at 8 pm Singapore time. The buyer drops two options because of the approach road and traffic noise, and asks his brother in Kochi to visit the third in person. The brother visits on Sunday and the family pays the token the next week.

Questions about Virtual site visit
What is the meaning of virtual site visit?
It means seeing a property without going there, through a live video call with an agent, a recorded walkthrough or a 360° tour. It helps buyers shortlist from another city or country before making a physical visit or sending a family member.
Can I book a flat after only a virtual visit?
Some buyers do, especially NRIs, but it is safer to have someone visit in person and to check the RERA registration, approvals and the agreement before paying. A virtual visit shows the space; it does not verify title or construction quality.
