Variations
For a rental that has been empty for weeks
Hi {{name}}, an update on {{property}}: {{enquiries}} enquiries and {{visits}} visits in {{period}}, but no tenant at {{current_price}} a month. Similar flats in {{locality}} were let around {{comparable_price}}. Would you consider {{suggested_price}}? Each empty month costs a full month’s rent.
Questions
What comparables should I quote?
Recent deals you can verify — your own closings, registered sale data where available, or homes you saw let. Asking prices on portals are not comparables; owners will rightly dismiss them.
When is it fair to suggest a lower price?
When enquiries and visits are healthy but offers are not, the price is the issue. When enquiries are low, check photos and listing details first. Share the numbers so the owner sees why you are suggesting it.
Tips
- Lead with the owner’s own numbers — enquiries and visits are facts, a lower price is your opinion.
- Use comparables you can show: registered sale prices or deals you closed, not portal asking prices.
- Send the owner performance update regularly first; a price talk lands better after a few factual updates.
Utility templates must relate to something the customer asked for.
