How much do rents usually go up at renewal?

Whatever the current agreement’s escalation clause says; if there is none, it’s a negotiation. Check the market rent for similar flats nearby before proposing a figure, so the conversation is about facts, not habit.

Does a renewal need a new agreement?

Yes — a fresh agreement with new dates, stamped and, where your state requires, registered. Extending the old one by a letter leaves the new term unrecorded.

Tips

  • Check the escalation clause in the current agreement first; if it fixes the increase, quote that clause.
  • Show both numbers; tenants react to the difference, not the new figure alone.
  • Send the agreement renewal reminder first to learn whether the tenant wants to renew at all.
