What can be deducted from a security deposit?

What the agreement allows: unpaid rent and bills, and damage beyond normal wear and tear. Repainting after years of normal use is often disputed; list each deduction with its amount and a photo or bill.

How soon should the deposit be refunded?

Whatever the agreement says — often on the day keys are returned, less pending bills. If the agreement is silent, agree a date at the move-out check and put it in writing, as this message does.

  • List every deduction with its amount; “some charges” is how deposit disputes start.
  • Refer to the move-in inventory and photos if the tenant questions a deduction.
