How it works

The maths, in plain words.

  1. 01

    Sales

Brokerage = deal value × rate. Rates are agreed between the parties and differ by city and deal size.

  2. 02

    Rentals

Brokerage is commonly charged as a number of months (or days) of rent, from the tenant, the owner or both.

  3. 03

    GST

Real estate brokerage is a taxable service; GST at 18% is added to the invoice — CGST + SGST within the state, IGST across states. Registration thresholds apply; ask your accountant.

Questions

Frequently asked.

Is GST charged on brokerage?

Yes. Brokerage is a service and attracts 18% GST when the broker is GST-registered. PropZolo issues GST invoices with the right place-of-supply split.

How are commission splits usually decided?

Many brokerages split between the sourcing, closing and listing agents (and pre-sales). Agree the split before the deal; PropZolo records it on the deal and makes sure it adds up to 100%.
