How it works

The maths, in plain words.

  1. 01

    Gross yield

    Annual rent ÷ property price × 100.

  2. 02

    Net yield

(Annual rent − yearly costs) ÷ property price × 100. Costs include maintenance, property tax, insurance, repairs and an allowance for vacant months.

  3. 03

    What it leaves out

Yield ignores price appreciation, loan interest and tax on rental income — compare like with like.

Questions

Frequently asked.

What is a good rental yield?

It varies by city and property type; compare similar properties in the same micro-market rather than relying on a single benchmark.

Should I use the agreement value or the market price?

Use what you would pay (or could sell for) today, including registration and stamp duty, to compare investments fairly.
