After the sanction letter arrives
Hi {{name}}, congratulations on the sanction from {{bank}} for {{property}}! For disbursement of the {{next_payment}} due on {{due_date}}, the bank will need the agreement and our demand letter — I’ll send both to your loan officer today if you share their email.
Questions
Why should the broker chase the loan at all?
Because a delayed sanction delays the agreement payment, and a missed payment can stall or cancel the deal. A short weekly check lets you supply the documents the bank needs before the due date, not after.
Can I recommend a bank to the buyer?
You can share the lenders who have approved the project, which speeds up appraisal. If you receive a referral fee from a lender, tell the buyer. Let them compare interest rates and fees themselves.
Tips
- Offer the builder-side documents banks usually ask for; it is the delay you can actually fix.
- Ask for a copy of the sanction letter so you can match the loan amount with the payment schedule.
- Send the loan document checklist earlier in the deal; this message is for after the application is in.
