Questions

Why use numbered replies?

Numbered replies are quick to send from a lock screen and easy to record against the lead without reading each message. “3 found a home” lets you close the lead cleanly instead of chasing it.

Why is this utility and not marketing?

It asks about the buyer’s own enquiry and offers nothing new. The moment you add listings or offers, it becomes marketing. Send it once; if there’s no reply, stop rather than repeating it.

Tips

  • No offers or listings in the body — once you add them Meta can reclassify it as Marketing.
  • Close the lead on reply 3 and stop messaging; a clean pipeline matters more than one more follow-up.
  • Use the re-engagement template (Marketing) instead when you want to show new homes to an old lead.

Utility templates must relate to something the customer asked for.
