Questions
Is tenant police verification mandatory?
Many city police commissionerates and states make it mandatory by order, and owners can be penalised for skipping it. Check your city police’s current rule; most let you apply online through the state police citizen portal.
Who is responsible — owner or broker?
The owner, as the landlord. Brokers help by reminding and collecting documents, but the application usually goes in the owner’s name. Keep the acknowledgement with the tenancy records.
Tips
- The process and form differ by city and state; check the local police citizen portal before you list documents.
- Ask for the acknowledgement and store it with the tenancy — owners ask for it years later.
- Send it to the owner, not only the tenant; the duty to get verification done usually rests with the landlord.
