When you have two or three interested tenants for a rental listing and need the owner’s go-ahead.

Hi Mr Shah, for your 2 BHK in Andheri West I have shortlisted: IT professional, family of 3, move-in 1 Nov; two working women, bank and pharma, move-in 15 Nov. Both are fine with ₹55,000 rent and ₹2,00,000 deposit. Which of them may I bring for a visit, and when are you available?10:02

Questions

How much tenant detail should I share with the owner?

Enough to decide — occupation, family size, move-in date and agreement to the terms. Don’t forward IDs or salary slips at this stage; share documents only after the owner picks a tenant and the tenant agrees.

Can an owner reject a tenant on religion or diet?

Owners choose their tenants, but as a broker, describe tenants by facts relevant to the tenancy — job, family, move-in date, rent. Don’t include religion, caste or diet in the shortlist.

Tips

  • Share profiles, not phone numbers; the owner meets tenants through you.
  • Mention move-in dates — an owner losing a month’s rent cares about that as much as the profile.
  • Ask the tenant’s consent before sharing details such as employer with the owner (DPDP Act).
