How to manage 99acres, MagicBricks and Housing.com leads in one place

Most brokerages pay for two or three portals and run ads on Meta or Google. The leads arrive in different inboxes, apps and spreadsheets — and the same buyer often enquires on several of them. One queue fixes that.

Three ways leads leave a portal

Portals deliver leads by push (they call a URL you give them), by pull (you fetch leads with your account credentials) or by email (a lead notification to your inbox). Use push or pull where the portal offers it, and email parsing as a fallback.

  • 99acres: push set up by your account manager, XML pull, or email.
  • MagicBricks: push by the MagicBricks team, plus email.
  • Housing.com: signed pull API, or push.
  • NoBroker, Square Yards, Makaan: lead emails forwarded and parsed.
  • JustDial, Sulekha, CommonFloor: push set up through the portal.

One contact per phone number

De-duplicate by a normalised phone number. When the same person enquires again, add the enquiry to their open lead and tell the owner — don’t create a second lead, and never merge records silently.

Watch the pipes

Portal packages expire and integrations break quietly. Set a health check per source — an alert if no leads arrive for a few hours — so you find out before your agents do.

Know what each portal is worth

Record what you spend per portal and campaign, then track cost per lead, per qualified lead, per visit and per booking. That is the number that should decide next year’s renewals.
