How 99acres delivers enquiries to advertisers
When a buyer or tenant responds to your listing or project page, 99acres records the enquiry against your advertiser account. You can see it in the 99acres dashboard and you usually get it as an email to the address on the account. What you receive, and how fast, depends on the package you bought — check it with your 99acres account manager rather than assuming.
For brokers handling more than a handful of listings, the dashboard and inbox are where leads go stale. Someone has to copy the name and number into a sheet, decide who calls, and remember to follow up. Automated delivery removes that copy step.
Three ways to connect 99acres to a CRM
Our 99acres connector supports three routes. Most offices use one main feed plus the email fallback, because a push or pull can pause when credentials change or an account is renewed.
| Route | Who sets it up | When leads arrive |
|---|---|---|
| Push URL | Your 99acres account manager adds your CRM URL | As soon as 99acres sends them |
| XML pull | You paste your 99acres credentials in the CRM | Within a few minutes (polled) |
| Lead emails | You forward lead emails to the source’s inbound address | When the email lands |
Setting it up, step by step
The setup takes one email to 99acres and one test enquiry.
- Add 99acres as a lead source in your CRM and copy the push URL it generates.
- Email that URL to your 99acres account manager and ask them to enable lead push for your account, or paste your pull credentials if your plan offers the XML feed.
- Set a forwarding rule in your mailbox so 99acres lead emails also go to the source’s inbound address.
- Make a test enquiry on one of your own listings from a different phone number.
- Confirm the lead arrives with the listing or project it came from, then switch on assignment rules.
De-duplication: one buyer, many enquiries
Buyers on 99acres often respond to several listings in the same locality in one sitting. If each enquiry becomes a new lead, three agents may call the same person within an hour. Normalise the phone number to one format (+91 and ten digits) and match on it: the second enquiry should attach to the existing contact as a new interest, tagged with the listing.
Do not merge silently. Label the enquiry as a repeat so the agent sees the buyer is shopping actively — that is useful information, not noise. The same buyer may also have reached you through another portal; matching across sources is covered in our guide to managing portal leads in one place.
Speed to lead on 99acres enquiries
A portal enquiry is warmest in the first few minutes, while the buyer is still browsing and comparing. Push delivery helps most here: the lead reaches your queue the moment 99acres sends it, the assigned agent gets a notification, and the first call can happen before the buyer moves on to the next listing.
Set a first-call SLA by time of day — for example, within ten minutes during office hours — and escalate to a team lead if it is missed. Calls made after the seventh day need the buyer’s consent under TRAI’s rules, so the first week matters twice over.
RERA numbers on your 99acres listings
Section 11(2) of the Real Estate (Regulation and Development) Act, 2016 requires the promoter’s advertisements for a registered project to show the project’s RERA registration number and the authority’s website. When you advertise that project on a portal, carry the same details: Section 10 bars agents from misleading representations, and some states’ rules (Goa’s rule 14, for example) require agents to quote their own and the project’s registration numbers on all advertising.
Keep the RERA number on the project record in your CRM, so it is the same on the listing, in WhatsApp messages and in the cost sheet you send after the call.
Watching the feed after go-live
Feeds stop quietly — an expired package, a changed password, an email rule someone deleted. Track how many 99acres leads arrive each day and raise an alert when the count drops to zero during a normal working day. In PropZolo the source health alarm does this, and the raw lead email is kept with the lead as enquiry evidence.
Questions
Can I connect 99acres to a CRM without my account manager?
Partly. You can forward 99acres lead emails to your CRM yourself, and if your plan includes the XML feed you can paste your credentials. A push URL, which delivers leads the moment they are created, is set up on the 99acres side, so your account manager has to enable it for your account.
Why do I see the same buyer several times from 99acres?
Buyers often respond to several listings or projects in one session, and each response is a separate enquiry. Match them by normalised phone number so they attach to one contact. Keep each enquiry as a separate interest tagged with its listing, so the agent knows exactly what the buyer looked at.
How quickly do 99acres leads arrive in PropZolo?
Pushed leads arrive as soon as 99acres sends them. Pulled leads arrive within a few minutes, because PropZolo polls the feed on a schedule. Lead emails arrive when the email reaches your inbound address. Most offices run push or pull as the main feed and keep email forwarding as a backup.
Do I need to show a RERA number on 99acres listings?
For a project registered under the RERA Act, you should. Section 11(2) requires the promoter’s advertisements for registered projects to carry the registration number and the regulator’s website address, and a listing without them invites a misleading-advertisement complaint. Some states’ rules also require agents to quote their own registration number on advertising, so check your state RERA portal.
