Real estate lead generation in India: channels, costs and compliance

Real estate lead generation in India runs on a handful of channels: property portals, Meta and Google lead forms, click-to-WhatsApp ads, your own website, referrals, channel-partner networks and offline boards with QR codes. Judge each by what it costs per site visit and deal, not per lead, and follow up within TRAI’s 7-day enquiry window and the DPDP Act.

Which lead generation channels work for Indian real estate?

Each channel brings a different kind of buyer and a different cost structure:

How should you judge a lead channel?

Lead volume alone misleads: one portal may send many low-intent enquiries and another fewer but serious ones. Use these measures, calculated from your own data, per source and per month:

  • Cost per lead: what you paid for the channel in the period ÷ leads received from it.
  • Speed to lead: time from the enquiry to the first real attempt to reach the person (call or message).
  • Contact rate: leads you actually spoke to ÷ leads received.
  • Site-visit rate: leads that completed a site visit ÷ leads received.
  • Cost per site visit and cost per deal: channel spend ÷ visits done, and ÷ deals closed.

A worked example (illustrative)

Suppose a Pune brokerage spends ₹40,000 a month on a portal package and receives 200 leads, and spends ₹40,000 on Meta lead ads and receives 400 leads. Meta looks twice as cheap: ₹100 per lead against ₹200.

Now suppose 20 portal leads and 10 Meta leads complete a site visit. The cost per site visit becomes ₹2,000 for the portal and ₹4,000 for Meta, and the picture reverses. These figures are invented to show the arithmetic; your own numbers decide.

Why speed to lead matters more than the channel

Portal buyers often enquire on several listings with several brokers in one sitting. The first broker who calls with a relevant answer usually gets the conversation; the rest get RNR or “already seen it”. A channel that looks poor may simply be answered slowly.

Fix speed before you cut a channel: route each lead to a person instantly, acknowledge it on WhatsApp or SMS while the buyer is still on the portal, and set a retry plan for RNR.

Getting source data right

Channel numbers are only as good as the source on each lead. Tag every lead with the portal, campaign, form and listing it came from; give each hoarding, flyer or site board its own QR code; and record referrals and channel-partner registrations as their own sources.

Duplicates matter too. The same buyer may arrive from a portal and a Meta form in one week. Match by phone number and label the second enquiry rather than counting two leads or silently merging them, or your cost per lead will be wrong.

What do TRAI and the DPDP Act require?

Under TRAI’s September 2026 amendment to its commercial communication rules (TCCCPR), promotional SMS and calls based on an enquiry are allowed for seven days from the enquiry, and the enquiry must be kept in a verifiable form. After that, you need registered consent. Calls made by auto-diallers or pre-recorded or AI voice must be declared to the operator in advance.

The Digital Personal Data Protection Act, 2023 applies to the personal data in every lead: collect it for a stated purpose, keep proof of consent where consent is the basis, limit who can see it and act on requests to correct or erase it. WhatsApp messages also follow Meta’s opt-in and template rules.

Bought or scraped number lists fail on all three counts. Generate your own enquiries instead.

Capturing every channel in one place

In PropZolo, leads from nine portals, Meta and Google lead forms, website forms, QR codes and WhatsApp land in one queue, tagged with their source and de-duplicated by phone number. Reports show leads, calls, visits and deals per source, and follow-ups respect the 7-day enquiry window and consent.

Questions

What is the best lead source for real estate in India?

There is no single best source. Portals usually suit resale and rentals in listed localities; Meta and Google ads suit new projects; referrals bring the highest trust. Compare your own cost per site visit and per deal by source over a few months, then move budget towards what converts.

How do I calculate cost per lead?

Divide what you spent on a channel in a period by the number of leads it delivered in the same period. For a fairer comparison, also divide the spend by site visits completed and by deals closed from that channel, because a cheap lead that never visits costs more in the end.

Can I send promotional SMS to old portal leads?

Only within seven days of their enquiry under TRAI’s September 2026 rules, unless the person has registered consent with you. After that, limit messages to service updates about something already in progress, or use WhatsApp where the person has opted in, with approved templates.

Are click-to-WhatsApp ads good for real estate?

They suit buyers who prefer chatting to forms, and they start a WhatsApp conversation you can answer without a template for 24 hours. They work only if someone answers within minutes, shares relevant options and books a visit. Track them as their own source so you can compare them fairly.

How do I track leads from hoardings and flyers?

Give each hoarding, site board or flyer batch its own QR code that opens a form or a WhatsApp chat tagged with that placement. Leads then arrive with their source, and you can compare offline placements with portals and ads using the same cost per visit and per deal.
