What a lead ad is
A lead ad on Facebook or Instagram opens an instant form inside the app instead of sending people to a website. Meta pre-fills details it already has, such as name, phone and email, and the person adds answers to your custom questions. The submission is stored as a lead on your Facebook Page and can be delivered to a CRM through Meta’s lead ads API.
The low effort is the strength and the weakness. A pre-filled form takes seconds, so you get volume — and people who tapped without much thought.
Questions that qualify an Indian property buyer
Each question you add lowers volume and raises quality. For residential sales in India these four do most of the work. Use multiple-choice answers so the data can drive routing:
- Budget in ranges that match your stock — for a Pune project, “₹60–80 L”, “₹80 L–1 Cr”, “Above ₹1 Cr”.
- Configuration: 1 BHK, 2 BHK, 3 BHK, 4 BHK or more.
- Locality or micro-market, limited to the areas you actually serve.
- Timeline: ready to buy now, within 3 months, within 6 months, just exploring.
- For rentals, add move-in month; for NRI campaigns, the country they are calling from.
Volume or higher intent
When you create an instant form, Meta lets you choose a form type. The higher-intent option adds a review screen where the person confirms their details before submitting, which cuts accidental submissions at the cost of fewer leads. For a project launch with a tight sales team, fewer and better leads usually win.
Add a short intro that names the project, its locality and the starting price, and show the RERA registration number on the ad or form for a registered project, matching what Section 11(2) of the RERA Act requires in the promoter’s own advertisements.
Connecting lead ads to your CRM in real time
Meta delivers new leads through a webhook: when a form is submitted, Meta notifies the connected app, which fetches the lead details. This is the only way to call within minutes — downloading a CSV from Meta once a day loses the moment.
- Connect your Facebook Page to the CRM with Facebook Login for Business and grant lead access.
- Pick the Page and the lead forms to sync.
- Map each form question to a CRM field once per form — budget, BHK, locality, timeline.
- Submit a test lead with Meta’s Lead Ads Testing Tool and check it reaches a sandbox, not an agent.
- Turn on routing rules so leads are assigned by project, locality or budget.
Calling within minutes
A lead ad buyer is scrolling a feed, not searching a portal; within the hour they have forgotten the ad. Notify the assigned agent the moment the lead lands, open the call with the project they saw, and confirm the budget and BHK answers rather than asking from scratch. If there is no answer, log it as RNR and retry on a schedule.
Keep the campaign, ad set and ad on the lead. Cost per lead means little; cost per site visit tells you which ad to keep.
Feeding results back with the Conversions API
Meta optimises for whatever signal you give it. If it only knows about form fills, it finds more people who fill forms. Meta’s Conversions API for CRM lets you send later stages — qualified, site visit done, booked — back against the original lead, so delivery can lean towards people who behave like your buyers.
In PropZolo the Meta Conversions API integration sends these milestones using hashed identifiers, and skips anyone who has objected in the consent ledger.
Consent and TRAI’s seven-day window
A lead form submission is an enquiry made digitally. Under TRAI’s 2026 amendment to its commercial communication rules, promotional calls and SMS based on that enquiry are allowed for seven days. After that you need registered consent. Keep the lead form submission with its timestamp as evidence.
Add a clear consent line to the form’s privacy section stating who will contact the person and how. The Digital Personal Data Protection Act, 2023 expects notice and purpose, so link your own privacy policy in the form’s privacy section.
Questions
How many questions should a real estate lead form have?
Two to four custom questions after the pre-filled contact fields works for most residential campaigns: budget, BHK and locality, plus timeline if your team is small. Use multiple-choice answers so the CRM can route on them. Each extra question lowers volume, so add one only if it changes who calls the lead.
Should I download Facebook leads as CSV or use a CRM integration?
Use the integration. A webhook delivers each lead the second it is submitted, so an agent can call within minutes. CSV downloads add hours of delay, need someone to remember them, and lose the campaign and ad details that tell you which ads produce site visits rather than just form fills.
What does the Conversions API do for lead ads?
It lets your CRM tell Meta what happened after the form: qualified, site visit, booking. Meta can then optimise delivery towards people likely to reach those stages. Identifiers are hashed before they are sent, and anyone who objected to such use should be excluded from what you send.
Can I keep calling Facebook leads after seven days?
Promotional calls and SMS based on the enquiry are allowed for seven days under TRAI’s rules. After that you need the person’s registered consent, or you limit contact to service messages about something already in progress, such as a confirmed site visit. WhatsApp follows Meta’s opt-in and template rules instead.
Why are my Facebook real estate leads low quality?
Usually because the form is too easy: no qualifying questions, the volume form type, or a vague ad. Add budget and BHK questions, switch to the higher-intent form type, name the project and starting price in the ad, and send site-visit outcomes back to Meta so delivery learns what a good lead looks like.
