The 24-hour window and templates
When a customer messages you, a 24-hour customer-service window opens and you can reply freely. Outside it, you can only start a conversation with a template Meta has approved. Templates fall into categories — utility (about something the customer asked for or a transaction), marketing (promotions, listings) and authentication (codes).
- Visit confirmations, reminders and receipts are usually utility.
- New listings, price drops and offers are marketing — send them only with opt-in.
- Visit verification codes are authentication.
Broadcasts without bans
Bans and quality drops usually come from messaging people who never asked, too often. Keep audiences to people who opted in, cap frequency per person, throttle sends, and stop when template quality drops.
Let AI answer first
Enquiries arrive at night and on Sundays. An AI agent connected to your live inventory can greet the buyer, ask the qualifying questions, share matching homes and offer visit slots — then hand over to an agent. It must answer only from facts you approve, never invent prices.
What it costs
Meta charges per message based on its category and the recipient’s country, and its pricing changes from time to time — check Meta’s current rate card. Your CRM should show the estimated cost before each send so broadcasts never surprise you.
