Questions
Must the RERA number be in a launch message?
Include the RERA number and the authority’s website when the project has one. The Real Estate (Regulation and Development) Act, 2016 requires the project’s registration number and the RERA website address in advertisements, and a launch message is an advertisement.
Can I say the EOI is refundable?
Only if the developer’s EOI terms say so, and in the same words. If refunds have conditions or a deduction, state them or link to the terms. A refundable claim the developer doesn’t honour becomes your problem with the buyer.
Tips
- Include the RERA number and the authority’s website when the project has one; otherwise drop the RERA line.
- Check the refund terms with the builder before writing “fully refundable” — some EOIs deduct a fee.
- Only send to people who opted in to project updates; a launch blast to old portal leads gets the number reported.
