Why flats come in square metres
Many builder agreements and RERA project disclosures state carpet area in square metres, while brochures and portals quote sq ft. Convert both to one unit before you compare two flats or their prices.
A 2 BHK with 65 sq m of carpet area has 699.65 sq ft. Rounding the factor to 10.76 would give 699.4 — keep the full factor until the final figure.
Worked example
A Pune 2 BHK with 70 sq m carpet area
70 sq m is 70 × 10.7639 = 753.47 sq ft of carpet area.
At an example price of ₹85,00,000, that is ₹11,281 per sq ft of carpet, or ₹1,21,429 per sq m.

How many square feet is 100 sq m?
100 sq m is 1,076.39 sq ft. That is roughly the carpet area of a large 2 BHK or a compact 3 BHK in most Indian cities. For 1,000 sq m, a common figure for small plots and commercial floors, it is 10,763.91 sq ft.
Why is the factor 10.7639?
A foot is exactly 0.3048 m, so a square foot is 0.3048 × 0.3048 = 0.09290304 sq m, and one square metre is 1 ÷ 0.09290304 = 10.7639 sq ft. The factor is exact by definition; any converter giving a different figure has rounded it.
How do I convert square metres to gaj?
One square metre is 1.196 gaj (square yards), and one gaj is 0.8361 sq m. A 200 sq m plot is 239.2 gaj — useful when a North Indian buyer looks at a plan drawn in metric units.
